Welcome to the weekly installment of the Falls Church Weekly Real Estate Update. The data was compiled using the statistics for both the City of Falls Church and those parts of Falls Church that lie outside of the city’s limits in Fairfax County.

Falls Church Contracts

  • In the past week, 45 homes went under contract in Falls Church. That’s down 13% from last week.
  • 80% of those homes were listed for less than $500,000.
  • 2% of the homes that went under contract this week were listed for more than $1,000,000.

Falls Church Inventory

  • Active single family home listings: 152
  • Active townhouse listings: 35
  • Active condo listings: 110

Inventory is down 2% from last week.

Listings Sold & Average Days on Market in Falls Church and Falls Church City

A total of 25 homes were sold in Falls Church this past week, which is the same as last week.  Three of those homes were in Falls Church City, while the remaining 22 were outside of the city limits. The average sales price for all of the homes is $446,040, which is an increase of 35% from last week.

The average number of days on market for homes that sold in the past week in Falls Church City is 14. For homes outside the city limits, it’s quite a bit higher at 54 days.
