Falls Church Neighborhoods: Greenway Downs

Greenway Downs is a community of over 500 homes bordered by Lee Highway to the north, Woodlawn Avenue to the west, Bolling Road to the east, and Custis Parkway to the south. The neighborhood is centrally located to both the East Falls Church and West Falls Church metro stations, with each being about two miles from the community. Greenway Downs is also convenient to major commuting routes, such as I-66, the Beltway, Lee Highway, and Arlington Boulevard.

The community has earned a “walk score” of 62, which is considered “somewhat walkable.” There are six restaurants within a quarter mile of Greenway Downs, and over a dozen restaurants and grocery stores within a half mile of the heart of Greenway Downs. The neighborhood also has two parks where residents can go to enjoy the outdoors.

Currently, just two homes in Greenway Downs are actively listed for sale in MRIS, our local MLS. One of the homes is a two-bedroom, one-bath bungalow listed for $515,000, and the other is a colonial with five bedrooms, two full baths, and two half baths. Four homes are currently under contract, according to MRIS.

In the past year, 17 homes have changed hands in Greenway Downs, ranging from $305,000 for a three-bedroom, three-bath contemporary to $844,000 for a four-bedroom, 3.5 bath colonial. The average sales price was $521,176, and the homes sat on the market for an average of 49 days before selling. Just one of the homes that sold was a foreclosure, and there were no short sales on record in the past year.
