Falls Church Neighborhoods: Holmes Run Woods West

Holmes Run Woods West is a subdivision of nearly 150 single-family homes in Falls Church, with the lots in the community averaging a tad over a quarter acre. Located just east of the Beltway and north of Gallows Road, the neighborhood is convenient to the Dunn Loring/Merrifield metro station and major commuting routes. And nature lovers, you can rejoice — Holmes Run Stream Valley Park and Luria Park are both nearby for your enjoyment.

The neighborhood is popular. Currently no homes in Holmes Run Woods West are actively listed for sale in the local MLS, and just one home is under contract. That house is a three-bedroom, 2.5-bath colonial that sits on a lot measuring just over 9,500 square feet (or .22 acres) with an asking price of $499,000.

In a testament to the popularity of the community, just three homes have changed hands in the past year, according to MRIS. Two of the homes were colonials, and one was a split-level. The largest colonial had five bedrooms and 3.5 baths. It sat on one of the larger lots in the neighborhood (.37 acres) and had many recent updates. It sold for $560,000, which was 6.5% less than the list price.

The smaller colonial that sold in the past year had three bedrooms, 2.5 baths, and sat on just over a quarter acre. It sold for $480,000, but included a $12,000 seller subsidy, giving it a net price of $468,000, or 2.5% less than its list price.

The split-level also had three bedrooms and 2.5 baths. It sold for a net price of $414,900, which was 3.5% below the list price.

None of the homes that sold last year were short sales or foreclosures.
