Falls Church Neighborhoods: Bel Air

Bel Air is a community of nearly 450 single-family homes in Falls Church. The majority of the homes were built in 1950 and 1951, but in recent years some of the older homes have been torn down and new homes have taken their place. Bel Air has an active civic association that meets quarterly and has a neighborhood watch. The association also plans social events for residents, such as a family-friendly happy hour and the Coffee Klatch that meets at the local IHOP every Wednesday morning.

Located just south of Arlington Boulevard (Route 50) and east of Annandale Road, Bel Air is convenient to major commuting routes and the shopping centers in Seven Corners. The neighborhood earns a walk score of 32, or car dependent. However, seven restaurants are located within about a half-mile Bel Air, including local favorite Present.

Currently, four homes are actively listed for sale in MRIS, our local MLS. They range in price from $339,000 for a three-bedroom, one-bath Cape Cod to $524,966 for a newer colonial with four bedrooms and 3.5 baths. None of the homes currently listed are short sales or foreclosures.

Six homes are currently under contract in Bel Air. The average list price of those homes is $335,167. Four of those homes are short sales, and none are foreclosures.

In the past year, 15 homes have changed hands in Bel Air. They sat on the market for an average of just 21 days, and had an average sales price of $374,273. The real estate market has taken a hit in Bel Air— four of the houses that sold last year were short sales, and two were foreclosures.
