Falls Church Condos: Fairfield Commons

Fairfield Commons is a condo complex comprising nearly 200 units built in 1964. Located on Lee Highway near Graham Road and Gallows Road, Fairfield Commons is convenient to major commuting routes, such as the Beltway and I-66. It’s also about one-and-a-half miles to the Dunn Loring/Merrifield metro station, making it a popular destination for commuters.

With a walk score of 49, Fairfield Commons is considered “car dependent.” However, nearly a dozen restaurants are within a half mile of residents’ front doors, including local favorites El Tio Grill and Myanmar. For outdoor enthusiasts, eight parks are within two miles of Fairfield Commons. The newly redeveloped Mosaic District in Merrifield is also nearby. When it’s completed (expected completion date is Fall 2012), the Mosaic District will offer dining, shopping, and entertainment.

Currently, no homes are actively listed for sale in Fairfield Commons, according to MRIS, our local MLS. However, four homes are under contract. They range in price from $108,150 for a two-bed, one-bath unit to $217,500 for a three-bed, two-bath unit that offers 1,139 square feet of living space. Three of the units currently under contract are short sales, and they were on the market for an average of just 20 days before going under contract.

In the past year, eight units have changed hands in Fairfield Commons. All but one of those units had two bedrooms and one bathroom. Those units sold for an average price of $170,343 and sat on the market for an average of 115 days before selling. The other unit that sold had three bedrooms and two baths. It sold for $209,000 and was on the market for 33 days. Three of the units that sold last year were foreclosures, and none were short sales.
