Falls Church Neighborhoods: Reiter Sub

March 8, 2012 by · Leave a Comment

Reiter Sub is a community of nearly a dozen single-family homes built in the late 1990s. Located just north of Gallows Road near the intersection with Hummer Road, Reiter Sub is convenient to the Beltway and other major commuting routes. It’s also about three miles to the Dunn Loring/Merrifield metro station.

With a walk score of just 18, Reiter Sub is a “car dependent” neighborhood. The nearest restaurants are a mile or more away, such as local favorites Shiney’s Sweets and Restaurant and Silverado. Residents also have to travel more than a mile for their morning cup o’ joe, but nine java joints are within a mile-and-a-half of Reiter Sub, as are more than a half dozen grocery stores. Outdoor lovers can rejoice—there are plenty of parks near the neighborhood where one can go for some fresh air and exercise, including Holmes Run Stream Valley Park and Rountree Park.

The neighborhood is popular and turnover is very low. Currently, no homes are actively listed for sale or are under contract in Reiter Sub, according to MRIS, our local MLS. And we have to go all the way back to March 2010 to find the last home that sold in Reiter Sub. It was a colonial with four bedrooms, two full baths, and one half bath with nearly 3,000 square feet of living space. It was on the market for just eight days before selling for $675,000 with a seller subsidy of $5,000.

If you’d like more information, please contact us. And if you’re thinking of selling (or are just curious), we’d be happy to provide you with free market analysis of your home’s value.
