Falls Church Neighborhoods: Hardwick Court

Hardwick Court is a community of about 50 townhouses built in 1965. Located in the Seven Corners area of Falls Church, the neighborhood is convenient to major commuting routes and is about three miles from both the East Falls Church and Ballston metro stations.

Hardwick Court earns a walk score of 49 and is considered “car dependent.” However, more than a dozen restaurants are within a half mile of Hardwick Court, including local favorites Rabieng Thai Restaurant and Mirage. If you’re the type that needs a little get-up-and-go in the morning, four coffee shops are within a mile of the neighborhood, as are nearly a dozen grocery stores. To get your fresh-air fix, head over to Munson Hill Park, which is just blocks away.

Currently, no homes are actively listed for sale in Hardwick Court, according to MRIS, our local MLS.

Two homes are under contract in Hardwick Court. One is an end unit short sale that has three bedrooms, two full baths, and two half baths with an asking price of $370,000. It was on the market for 81 days before going under contract. The other home under contract is a three-bed, 2.5-bath end unit. It was on the market for 50 days before going under contract, and has an asking price of $438,000.

In the past year, four homes have gotten new owners in Hardwick Court. All of the homes that sold in the past year had three bedrooms and 2.5 baths. Those homes sat on the market for an average of 59 days and sold for an average of $415,000.

Welcome to the latest installment of the Falls Church Real Estate Update. The data for this post was compiled using the statistics for both the City of Falls Church and those parts of Falls Church that lie outside of the city’s limits in Fairfax County.

Falls Church Contracts

In the past week, 37 homes went under contract.
73% of those homes were listed for less than $500,000.
None of the homes that went under contract this week were listed for more than $1,000,000.

Active single family home listings: 112
Active townhouse listings: 17
Active condo listings: 64

Listings Sold & Average Days on Market in Falls Church and Falls Church City

It was a slow week for real estate in Falls Church, as just seven homes changed hands in Falls Church this past week. Two of the homes were in Falls Church City, while the remaining five were outside of the city limits. The average sales price for all of the homes sold this week was $413,286.

The two homes in the City of Falls Church sat on the market for an average of 37 days before going to settlement, while the homes outside the city’s limits sat on the market for 106 days on average.

Falls Church Condos: Savoy Park

Located in the Bailey’s Crossroads section of Falls Church, Savoy Park comprises four buildings that house about 250 units. Constructed in the mid 1990s, the community is close to major commuting routes, such as I-395 and Leesburg Pike (Route 7). Savoy Park is also about four to five miles from metro stations in both Arlington and Alexandria.

Savoy Park offers some nice amenities for its residents, including an outdoor pool, exercise room, a club house, picnic area, a jogging/walking path, and a playground for the little ones.

Savoy Park earns a walk score of 78, so it’s considered ”very walkable.” Residents have to travel just a half mile to get to more than a dozen restaurants, such as Skyline Cafe and Edy’s Chicken & Steak. If you’re the type that needs a little caffeine jolt in the morning to get moving, a half dozen coffee shops are within a half mile. Also, nearly a dozen grocery stores are within a mile of Savoy Park. If the outdoors are your thing, two parks are just a quick walk or jog away from your front door.

Currently, five units are actively listed for sale in Savoy Park, according to MRIS, our local MLS. Two of those units have one bedroom and one bath with 644 square feet of living space. The average asking price for those units is $194,450, and they’ve been on the market for an average of 122 days. The other three units for sale have two beds and one bath. They’ve been on the market for 86 days on average with an average asking price of $271,300. None of the units listed for sale in Savoy Park are short sales or foreclosures.

Four units in Savoy Park are currently under contract. All are two-bed, one-bath units that have been on the market for an average of 120 days. The average asking price for those units is $256,950. One of the units under contract is a foreclosure, while none are short sales.

In the past year, 17 units have changed hands in Savoy Park. Eight of those units had one bedroom and one bath with an average sales price of $196,863. They sat on the market for 85 days on average, and included no short sales or foreclosures.

Five of the units that sold in Savoy Park over the past year were two-bed, one-bath units. They sat on the market for an average of 77 days and sold for an average of $250,460 . One of those units was a short sale, and none were a foreclosure.

The remaining four units that sold had two bedrooms and two bathrooms. They sat on the market for 57 days on average and had an average sales price of $304,500. None of the two-bed, two-bath units were a short sale or foreclosure.

Falls Church Neighborhoods: Misty Woods

Misty Woods is a community of about fifty townhouses built in the early 1990s. Located just north of Lee Highway (Route 29) near the intersection with Hollywood Road, Misty Woods is convenient to major commuting routes, such as I-66 and the Beltway. It’s also about two miles from the Dunn Loring/Merrifield metro station.

With a walk score of 46, Misty Woods is considered “car dependent.” However, at least a half dozen restaurants are within a half mile of residents’ front doors, including local favorites El Tio Grill and Victor’s Grill II. Three grocery stores are within about a mile from the neighborhood, as is one coffee shop for when you need a little get-up-and-go.

Currently, no homes are actively listed for sale or are under contract in Misty Woods.

In the past year, just one home has changed hands in Misty Woods. It was an end unit with three bedrooms, one full bath, and one half bath. It sat on the market for just nine days before selling for $300,000. It was not a short sale or foreclosure, and had upgraded baths.

The homes in Falls Church City sat on the market for an average of 130 days, while the homes outside the city limits sat on the market for 62 days on average.

Spring 2012 Market Preview

So far, 2012 is off to a busy start! I’ve already had many calls from both buyers and sellers who are asking about the market, so I am anticipating a busier spring than usual. Rates continue to stay at record lows—many days below 4 percent.

The builders must be feeling more optimistic about the market too, with construction projects speeding along in our area: the Founders Square DARPA building in Ballston is now complete, with the residential tower next, Garfield Park in Clarendon is making good progress, and the new office buidling in Clarendon slated for the site of Potomac Crossfit, Eleventh St Lounge, and TA Sullivans is slated to begin in February.
